How do I attract buyers to my site? Since we started this real estate network, attracting buyers has been a concern of each and every REALTOR® that I speak to. With this being the $64 million dollar question, let me give you the answer right off the bat; Hyper Local Blogging. Now that you have the answer, I’m done; Record time for writing a post. Just kidding; not about the answer but that this post is over. Let’s take a look at what Hyper Local Blogging really means.
What does Hyper Local Blogging mean?
Well, for starters, we have to first be able to understand what local blogging is. In reality, there is no difference in local blogging as compared to hyper local blogging with the exception of understanding that hyper local blogging is concentrated on blogging about the area that you want to attract visitors to. Local blogging allows for some non-city(s) and non-neighborhood(s) topics like county and even state legislative issues that affect real estate to be integrated into your blog along with the majority of the articles sticking to the city(s) or neighborhood(s) that you are looking to attract readers from. Unfortunately most people cannot stick to this blogging model and that is where they lose out.
Let’s back up for a minute and talk about cities versus neighborhoods. My thought on this is really simple. While there are many cities in Greater Atlanta, there are many more neighborhoods that makeup that area. It is the same with any metropolitan area, so you can insert whatever name that you want. The advantage of someone that lives in a smaller area is that they are not faced with this big of a problem. Focusing on an area that they can cover in their blog is easier because they do not have the temptation to overreach. To bring this section to head, it is always my recommendation to cover no more of an area than what you can blog about in a 60 day period.
How do I concentrate on Hyper Local blogging?
There again, that is an easy question to answer. As a REALTOR®, you have to be the neighborhood expert online. Local knowledge has to be your forté. You can accomplish this by writing about local neighborhoods. Talk about the area amenities, area events that happens throughout the year, area schools and how they rate, area shopping and dining out, and/or area churches, synagogues, temples, and other places of worship. Recreational facilities in the area such as parks, walking trails, or workout facilities are also important. Proximity to businesses can also be vital to buyers, so do not forget about them. Major roads or interstates are another thing that buyers will be seeking, so keep that in mind. When a buyer is looking for the right neighborhood for them, this is the information that they are searching for. Another thing to keep in mind is that you do not have to cram all of this information into one post. You can very well write a dining out post on it’s own and then add all the neighborhoods that have access to these spots. This would also give you a great opportunity to catch some great keyword searches.
How often do I Hyper Local Blog?
That really depends on you. I am a big supporter of writing 1 or 2 blogs a day. Any more, and I think that you lose your audience. If you follow this rule, then I would have to tell you that you write at least 1 article a day that is hyper local. It is the meat that the buyers want. They are out there searching and we all know that at least 80% of them are going to turn to the internet first. While it is great to share a recipe that Aunt Maggie passed down, it is not what is going to attract buyers to your site. Okay, you might get a few, but for the foremost are not there looking for that peach cobbler. Local events and businesses are acceptable and can be publicized in many different ways, but before you write an article, think about this; is this something that I would want to read about.
All in all, I have seen this blog model work regularly. Ultimately, it is going to be up to you. It requires good writing skills, knowledge of the area, and a dedication to work at it.
