NAR Web 2.0 Certificate Course……………….
I just finished the NAR’s Web 2.0 Certificate Course. I will admit that I wasn’t as excited about this course as I was about the e-Pro Certificate Course. I should have been a little more excited about it, it has some good information. There was quite a lot of material on stuff that I thought that I already knew, but like it is with most things; the more you think that you know, the less you actually know.
One of the aspects of Web 2.0 that I hadn’t thought about was developing a plan for my Social Networking, not just here on the’Rain, but in the other sites like Facebook or Myspace. Like I said it was a good course, one of the concepts that I like was that of join many Social Networking sites, but really be active on just a few. I like that also, I don’t have the time to put into each of these sites.
Anyway, knowledge is power, so anything learned is a good thing. Even when what you learn is that you still need to learn plenty!

October Statistics
I sat down and figured out our October Sales Statistics for the month of October. We Had 49 properties sell, the gross sales amount in dollars was $7,856,705. Not bad, that is up from 25 sales in the previous month. The Original sales price combined of the sold listings was $8,699,681. The Final listing price was $7,782,207.
That meant that we were doing a better job of listing properties correctly, as the sales price was 89% of the Original Listing price. The Sales price was at 94% of the Final listing price. Our average Days On Market is 169 days, with the shortest time on Market being 16 days.
I know that I should have put this information in a graph form, but I spent a lot more time gathering the data than I had intended and am getting pressed for time before an appointment. I hope that this trend will continue, I think that for at least this month, November, we will see a lot of deals as people were trying to get deals done prior to the end of the stimulus money.
I am hoping that the extension granted will mean that business won’t drop off too much during the winter months! I don’t know, we normally slow down down during the winter months. Just so that buyers know, it is a great time to buy a home, our inventory is still very good and it isn’t too bad to move in the winter, I know we have done it a couple of times.

Paragonah…………….
One of the great things about living in the Iron County area is that there are several small towns that we work in besides Cedar City. One of them is the town of Paragonah, it is approximately 20 miles North of Cedar City and is honestly one of the jewels in Iron County. The name is pronounced “Paragoonah”, which is derived from a Native American word meaning sweet or good water. This is a photograph to show just how picturesque the town is from Interstate 15. This photo was taken from atop a bridge crossing I15:

As you can see there are still several farms and ranches in and around Paragonah, but it sets in absolutely gorgeous surroundings. It is a very quaint, and beautiful small town.

Summit, Utah
This is another in the now series that we are putting together about the beautiful towns that we also work in. We are blessed to have several of these really nice communities, some are larger than others but all enjoy very beautiful surroundings. This is Summit, Utah; one of the smallest of the communities along Interstate 15 in Iron County.

Parowan Utah………………
This is another distance photo only this one is of Parowan, Utah. Parowan is approximately 15 miles North of Cedar City. I thought that I would take photos of some of the smaller towns that we work in. Parowan is the County Seat of Iron County and is often called the “Mother City” of Southern Utah as most of the Pioneers that settled other communities came from or started from Parowan. This photograph is taken from Old Highway 91 South West of Parowan.
Parowan is another town whose name comes from a Native American word, this time it means evil water or bad water. There is a lake west of town called the Little Salt Lake, it is mostly a dry lake, but in times past, it did have water, which was bad:
Much like most of Iron County, Parowan is another jewel along Interstate 15. As you can see it is located in a very beautiful valley!

Cedar City, Utah
I am now going to use a few photographs of Cedar City, which is the next city along Interstate 15 as one travels South. Cedar City is the second oldest city in Iron County. It is the home of Southern Utah University, the Utah Shakespearean Festival, as well as numerous other festivals. I have a lot of photos of Cedar City, so I have many to show and chose from. It is the largest city in Iron County.
I am sorry I couldn’t get the gas station sign out without a lot of photo shopping. Cedar City is home to the Iron mines where the county gets it’s name.

Enoch, Utah
I am continuing my little series of Towns that we work in here in Iron County. Enoch is an interesting city, originally a group of farms with few houses, it has become more or less a little bedroom community of Cedar City. Which is unique, as Cedar City isn’t really that large of a city. It is also unique as it is one the one community that is situated West of Interstate 15. Cedar City has part of the city West of the Interstate, but it has spread that direction.
Part of this equation has made it difficult to get a very good photograph of the city. Anyway, here it is:
Enoch is also unique in that most of the lots are at least .4 of an acre, so it really gives the feeling of being out in country. It draws is name from the Bible. It is a nice city and easily the second largest in Iron County.

Kanarraville………………
Continuing our series of cities and towns in Iron County along the Interstate 15 we come to Kanarraville. Kanarraville is a little over 20 miles South of Cedar City. It is a small community that was named after a Paiute Indian Chief that was killed after being thrown from a horse. There are still several ranches and farms in Kanarraville. It also has some luxury homes on acreage. It is another of the gems of Iron County:

New Series…Subdivisions in The Cedar City Area
Darcy and I thought that it would be a good idea to highlight some of the subdivisions that we work in. We are starting with those subdivisions in and around Cedar City. We will work into the other cities and towns. This is an evolving idea, I hope that you like it!
The first subdivision that we are highlighting is Spring Creek. It is actually in the county just outside of Cedar City limits. This is an older subdivision and is a mix of “stick built” and manufactured homes. This subdivision has large 1 acre lots which makes them great for horses or small “gentleman’s” ranches, here are a few photos:

Subdivisions in the Cedar City Area….North Ridge…………..
My next installment of my series of Cedar City area subdivisions is North Ridge. It is located in the county, just outside Cedar City limits, but near enough to still be a good option. It is a new subdivision, which means that there are still several choice lots to build on. It is located on the west side of the mountain.
This is a higher end subdivision, it has large lots, many of which offer great views of the Cedar Valley. As I mentioned most homes are upscale and the lots are all 2 acres or larger.

Subdivisions in the Cedar City Area…Cross Hollow Hills
Continuing the series of subdivisions in the Cedar City area, the natural progression from North Ridge is to continue to Cross Hollow Hills. Cross Hollow Hills abuts to the south side of North Ridge. It is South and West of Cedar City, it is also in the County. It is an older subdivision, by that I mean that it has filled in a lot more than North Ridge, it is about 11 years old, so it is not an old subdivision.
Like North Ridge, it is on larger lots, lot size beginning at 1.75 acres and up to a little over 3 acres. Unlike North Ridge, there are animal rights in Cross Hollow Hills, which allows you to have horses. It is like North Ridge in that it is a high end subdivision, meaning larger homes. It also has lots that offer views of both the West Cedar Valley and Views to the Mountains East of Cedar City.

Continuing with my subdivisions in the Cedar City area, I am staying in the county on the South West side of town. This subdivision is called Westview Estates. These homes are all on at least 1/2 acre lots. There is a good mix of homes in the Subdivision, some that would be considered upscale starter homes to larger more executive styled homes. There is still a lot of opportunity to build in this subdivision. So if it interests you, you can build your dream home here.

Next in my series of Subdivisions in the Cedar City area is actually the first one that I have done that is in the Cedar City limits. Hidden Hills Cove is a new subdivision, it is comprised of what I would call mostly move up homes. They aren’t quite executive homes, but they are larger homes on lot sized between 1/3 and 2/3 acres. There are still home sites available. Homes are listed in the $220,000.00 range currently.

After a little break I wanted to share another of our subdivisions with you. Mesa Hill is a mixed subdivisions, by mixed I mean a great range of homes. It is a mature subdivision, meaning that there are few lots left to build on. What it does mean is that there are great homes that come available in re-sale. The subdivision is located on Leigh Hill, which is the West side of Interstate 15 in Cedar City limits.

Continuing with my localism series on the diverse Subdivisions in the Cedar City area, I am going to highlight Legacy Estates at Mesa Hills. It is Cedar City’s only gated community. It is an upscale subdivision with very few homes, (it is really a gated cul de sac) so I guess that the word exclusive works well in describing it. Darcy walked in and took a couple of pictures, we didn’t really have permission to be there, so there aren’t a lot of photos that were taken. We do hope that this gives you an idea of the make up of this subdivision.

Enoch is a city about 5 miles North of Cedar City, if it is possible that Cedar City has a bedroom community, that would be Enoch. The Gardens at Iron Mountain is a newer subdivision, it is one that is listed through another office, but is comprised mainly of starter homes.

Subdivisions in the Cedar City Area…..The Ridge………..
Continuing with my series about Subdivision in the Cedar City Area, today I am highlighting The Ridge Subdivision. It, like the Gardens at Iron Mountain, is in Enoch. It is on the Northeast side of Enoch and is a newer subdivision. There are several homes already built, but there are still a lot of parcels available to build your dream home. This subdivision is being built by Velocity Homes which has their own real estate office, but we still sell and list homes in this nice subdivision.
This subdivision has a nice mix of homes from starter homes to executive homes. List prices right now are in the range of $165K to over $300K. Most homes are on a range of .24 to .5 acre lots. Most of the available lots will be in the .24 to .34 range.

Cedar City Churches………….
Another addition that I would like to my localism series is one about the diverse Churches here in Cedar City. Many people naturally assume that everyone in Utah is a member of the Church Of Jesus Christ of Latter Day Saints or the Mormon Church. That isn’t true, here in Cedar City as well as in Iron County, we enjoy a great variety of Churches. There is a Congregation for most anyone that is looking for one.
I am going to highlight at least one if not a couple of different Denominations with each blog. Today I have chosen to begin with the Christ The King Catholic Church.
Christ the King Catholic Church is located in the Wildflower Subdivision on Leigh Hill. It is near the new City Reservoir and the new aquatic center.
Another Church is the St. Judes Episcopal Church. It is located on 200 West near downtown Cedar City.
St. Judes is the same Church that William Shakespeare attended in England.
This is the beginning of the series about Churches that grace our Community. Our purpose with this series is to highlight the different Faiths that bless our community and to let everyone know that all are welcome here in Cedar City.

Getting back to Cedar City and the subdivisions within it’s limits, we are going with Sunset Canyon Estates and the Villas at Sunset Canyon Estates. This is a newer subdivision, well it is one development with 2 subdivisions. The Villas is a PUD of beginner styled homes, they are on .17 of an acre and are priced in the $199K. The other part of the development has move up to executive style homes. They are on .25 acre lots, (some home owners have purchased two lots to have a larger lot) They are priced from $200K up to over $400K.

Cedar City Area Churches….
Continuing with our blog to show the different denominations, we chose two that are actually near our home. The first in the blog is the Kingdom Hall of Jehovah’s Witnesses. This is a newer location for this congregation having moved from Enoch into Cedar City a couple of years ago.

Continuing with our localism series, we are going to highlight Legacy Park at Mesa Hills. If you have followed our blogs on our localism series, Mesa Hills is a large development. Each part or phase is distinct enough that they are different subdivisions. Legacy Park is custom or executive homes. They are very beautiful and quite large.

The next subdivision that we are going to highlight is Sycamore Trails. It is a newer subdivision of smaller, starter style homes. Most homes are in the 1300 to 1500 square foot and larger range, it is a PUD. This subdivision is a build out, meaning the builder is the developer and there are set floor plans. Right now there are 2 homes listed, they are priced in the $174K to $188K range.

Subdivisions in the Cedar City Area….Hunter’s Glen…..
The next subdivision in our series of subdivisions in Cedar City is Hunter’s Glen. It is on the Western side of City limits. It is a new subdivision, where you can bring your own builder to build the home of your dreams. There is a nice blend of homes in this subdvision, anything from starter homes to large, executive homes. There are currently 3 homes listed in the subdivision, they are brand new homes. They are priced in the $159K to $191K range and are between 1200 square feet and 1800 square feet. All lots are .25 of an acre and our listed in the $49K range per lot.

Subdivisions in the Cedar City Area…Equestrian Pointe….
Continuing with our series on subdivisions in the Cedar City area, we are highlighting Equestrian Pointe. This is a large subdivision that is still in the Cedar City limits. When we say that this subdivision has all types of homes, we mean exactly that. There are gorgeous executive estate type homes on 5 acres to really nice starter sized homes. As the name implies, horses are allowed in the subdivision (some of the lots) and each home must have a white vinyl fence on the perimeter of the property, but fencing across the front is optional.
This is a large subdivision with lots available to buy and bring in your own builder. There are CC&R’s that are enforced. Homes for sale right now go from a bank owned home priced in the $209K range to a large home priced nearly at $800K. Lots are sized from 5 acres to .25 of an acre. Homes that are listed right now range in size from 1500 square feet to over 6000 square feet.

Cedar City Area Churches….
Continuing with our appreciation of the diverse churches that enrich our community we are highlighting two more denominations. One of the Churches, The Trinity Lutheran Church is just around the corner from our house. It is also near the Elementary School.

Subdivisions in the Cedar City Area…The Parks at Deer Hollow….
Continuing with the series that we started we are continuing with The Parks at Deer Hollow. It is in Enoch which is North of Cedar City about 5 miles. It is a new subdivision with just a few homes that have been built. It is a subdivision where you can bring your own builder, there are CC&R’s but it is very nice, there is to be a lake, a park and it is near a newly constructed Elementary School. There are 3 homes listed(through another office) in the subdivision. They range from $169K to $239K and are on lots of .15 acres.

Cedar City Churches…..Actually Churches in Enoch….
I have been a little slack in my blogging this week. I have been putting together blogs about the many great churches that we are blessed to have in our community. Today I have spread out a little and gone into Enoch, which is 5 miles North of Cedar City. The first that I am highlighting is the Valley Bible Church.

Cedar City Churches…..Actually Churches in Parowan..
Continuing with our series on area Churches, I went North to Parowan to get some photos of some of the Churches that bless that community. Parowan is the county seat in Iron County, and is 18 miles North of Cedar City. It is a community of around 3000 residents and still maintains a lot of it’s small town charm with several great older homes, and friendly atmosphere.
This is the Parowan United Methodist Church. It is located on Main Street across from Parowan High School. As you can see it is housed in one of Parowan’s great older homes.
This is the Grace Christian Church. If you Ski at Brian Head, you have most likely passed this Church it is on 200 South.

Cedar City Area Churches……..
In continuing our series about the many wonderful Congregations that add so much to our community. The First Church that I am highlight in this blog is the First Baptist Church. It is a Southern Baptist Congregation it is also the location of the soup kitchen here in Cedar City.
This Church is located on 200 North near the downtown area of Cedar City.
The next Church that I am highlighting today is the Calvary Chapel in Cedar City. It is located near the airport on airport road in Cedar City.
Again these two Churches and thier congregations are such a great benefit to our community! We are blessed greatly by the diversity of Denominations here!

Cedar City Subdivisions…Canyon Gate…
Canyon Gate is one of the new and exciting subdivisions in Cedar City. It is the Northern most subdivision on the East side of Cedar City, at least for now. It features mostly custom homes, and as I mentioned is one of the newer subdivisions in the City mostly built after 2005. There is a walking trail and great views that come with homes in this subdivision.
Currently there are 7 homes listed for sale from the $220,000 range to the $400,000 range. These are beautiful, larger homes. Here are some photos:

Cedar City Subdivisions…Sunbow…
Sunbow is one of the great starter family subdivisions in Cedar City. It was built in the late 1970′s and early 1980′s. It consists of Single Family Units on .20 acre lots. There are currently 3 homes in Sunbow for sale. Prices range from $107,000 to $135,000. There are some split entry homes as well as some ranch style homes. Cedar City Subdivisions…Cobble Creek
This blog will focus on the Cobble Creek Subdivision in the Northern Part of Cedar City. This subdivision is near and dear to mine and Darcy’s hearts, as we call this subdivision home. It is made up of starter to move up homes which were built in the mid to late 1990′s. Homes here are typically on smaller lots .20 to .25 of an acre.
There are currently three homes listed for sale in the Cobble Creek Subdivision ranging in price from $117,000 to $198, 000. Here are some homes in the Cobble Creek Subdvision:
It is a great subdivision! It is quiet and the neighbors are fantastic! I have lived a lot of place, but I have never lived anywhere with better neighbors!

Cedar City Subdivisions…Fiddlers Canyon
The next subdivision that I am going to highlight is the Fiddlers Canyon Subdivison. It is also in the Northern end of the Cedar City limits, just East and abutting to the Cobble Creek Subdivision. In fact, it is sandwiched between Cobble Creek and the Ashdown Forest Subdivision.
Fiddlers is built mainly of move up style homes, some custom homes and some were upscaled tract type homes. The home styles vary in Fiddlers Canyon, there are even some Tudor Styled homes, which vary from the typical Ranch Style that dot many of our subdivisions.
This subdivision was built in phases around the same time as the Cobble Creek Subdivision. There are currently 12 homes listed for sale in the Fiddlers Subdivision, ranging in price from $140,000 to $280,000. These homes are usually in the 2000 square foot range. Here are some examples of the homes in Fiddlers Canyon Subdivision:
Fiddlers Canyon is also a nice, quite subdivision. These are great neighborhoods, and currently some great bargains to be found in Fiddlers Canyon. Fiddlers Elementary is located near both the Fiddlers Canyon and Cobble Creek Subdivisions.

Willowwood is another really nice subdivision of mostly starter to move up homes. It was built in the early to mid 1990′s and is South of Canyon View High School. It is mostly ranch style homes with basements, although there are a few two story homes. It is also a nice quiet, most of Cedar City is quiet, it is one of our selling points! The yards are mainly .20 of an acre.

Cedar City Subdivisions…Cedar Willows…
As everyone has probably noticed, The C Team has taken on the project of highlighting the subdivisions in the areas that we work in. We have been concentrated on Cedar City because it is the largest City that we work in. We will continue with the other areas that we work in as time allows.
We will continue as well to add posts about the incredible scenery and natural beauty that is Southern Utah, as well as local businesses and attractions. Our focus right now is to provide our expertise on the real estate side of Southern Utah. By choosing to highlight subdivisions, we hope to give someone that is seeking to move to our wonderful area an idea of what they can expect.
One of the nice things about living in Cedar City is that almost everywhere you live it is reasonably quiet. I, having grown up in Northern Utah, both a block away from the Union Pacific train tracks to the West and a Block from Interstate 15 to the East, know how noisy these can be. I am a little more than a block East of Interstate 15 in Cedar City, and can happily say that the traffic noise is almost non existent.
Another nice thing about our community is that there are a lot of great mixed subdivisions, by that I mean different size and price of homes. Cedar Willows is a mixed subdivision. It is a mixed use by having both single family detached homes and twin homes. It is one of our newer subdivision in Cedar City.
Cedar Willows is on the North side of the City, near Canyon View High School, West of Interstate 15. It is a mixed subdivision of twin homes and single family homes. It is a different type of mix in that it was built for the starter home market, just different options for the entry level buyer. There were initially favored by investors as rental properties.
Because of the high investment buyers there are currently 20 homes for sale in Cedar Willows ranging from the $80,000 range to $280,000 for both sides of the twin homes. It is a great little starter subdivision. We just sold one of the twin homes this past month. They are newer built since 2005, here are some of the homes:

Staying in the Northern part of Cedar City for this subdivision, Sunbow is one of the great starter family subdivisions in Cedar City. Sunbow is one of the older subdivisions in Cedar City, it was built in the late 1970′s and early 1980′s. It consists of Single Family Units on .20 acre lots.
There are currently 3 homes in Sunbow for sale. Prices range from $107,000 to $135,000. There are some split entry homes as well as some ranch style homes. Statistics from the Trustee Sale
Switching gears a little, I wanted to take a little break from the Subdivision Blogs. On Last Friday, October 15th, Darcy took some interesting statistics from the notices of Trustee Sales in Iron County that were posted in Daily News. There were notices of 17 residential sales in the paper.
Those aren’t good numbers, but the really interesting numbers are found in that only 3 of those 17 are trying to sell their house. Two of the houses are in the Pending Short Sale status, and one other of the three is currently listed.
Of the other 14 houses, 2 have been listed in the past, but were withdrawn months ago. The other 12 have never been listed.
What does that mean?
I know that not only the C Team, but other agents also prospect in the Notice of Default lists.
Have people just grown so tired of the whole process that they have just given up?
Is this what is going on across the country?
There are agents like the C Team all over the country that can help!

Cedar City Subdivisions…Sage Park…
Here in Cedar City, we have a few subdivisions that are twin homes and or town homes. Sage Park is one of the twin home subdivision. It is a great first time homebuyer subdivision that was built in 2005.
This is a subdivision that investors bought heavily into, so there are a lot of rental properties currently in the subdivision. The design on some of these twin homes was unique in that, the front entry was moved to the side of the house.
There currently are no homes listed for sale, but there are several listed as rentals. Here are some photos:
There is a lot of xeroscaping in Sage Park. Some of the rental properties need a little more TLC than others.

Cedar City Subdivisions…Country Meadows…
Country Meadows is another of our newer twin home subdivisions. This is a smaller development, near the hospital. There is currently one home listed for sale in the subdivision for $135,000. These homes were built in 2006, and typically have around 1300 square feet of living space, so they are not as small as one might think. Here are some photos of the subdivision:
As you can see this is a subdivision where the homes are all similar in style and colors. Some people like it, some don’t. For me it works. It is another subdivision that is a good location and has been a popular one since it was built. There are not a lot of homes that come up for sale all that often.

Cedar City Subdivisions…Rocking Horse….
In an effort to diversify a little, I am going to move the the South Side of Cedar City for this subdivision to highlight, it is called Rocking Horse. Rocking Horse is one of those subdivisions that have twin homes, starter single family homes and even move up type homes. It was built in the mid to late 1990′s. It has been popular with investors and home owners. I am not sure where the name for the subdivision came from, I have yet to find a rocking horse anywhere!
There are currently 3 homes listed for sale in Rocking Horse ranging in price from $129,000 to $167,000.

More Scenic Southern Utah……
I have posted pictures before on Southern Utah. It is one of the most beautiful places on Earth, at least in my humble opinion! I have taken some of my photos that I have shot and played with them. I don’t have the fancy photoshopping software, this was all done with the free downloads that you can do. So I thought that this would be a nice break from series of blogs that I have been doing on subdivisions in Cedar City.
This is sort of my tribute to the brilliance of Ansel Adams. He is the master of this type of photography. I also thought that would multi task it, and show off the area.
As you can see, it is a very beautiful area to call home!
Cedar City Subdivisons….Southern View….
The subject subdivision in this blog is another of the twin home or duplex subdivisions that we have here in Cedar City. It is Southern View, and it is at the South end of Cedar City. This particular subdivision was built in 2007, by Nate Blake Construction, one of our premier, local builders. This subdvision has an HOA that mows the front lawn, for an extra charge they will also mow the back lawn as well.
This subdivision was built in 2007, there is currently only 1 home listed for sale in Southern View at $99,000. This subdivision was a victim of the real estate meltdown of the past couple of years, investors bought heavily and a few months ago, there were several foreclosed homes on the market here. They sold fairly quickly, so that now there is just the one home listed.
This homes enjoy, a fully fenced (block wall), back yard two car garages and are around 1300 square feet of living area with 3 bedrooms and 2 bathrooms. Here are some of the homes:

Cedar City Subdivisions…Countryside Terraces…
Countryside Terraces is a PUD that incorporates town homes as wells as single family units. It is nice project that is just South of the Hospital, West of Main Street. This subdivision was built in 2005, so it is one of our newer subdivisions.
It has been a great subdivision for first time homebuyers and investors. There are currently 7 homes listed for sale in Countryside Terraces. The prices range from $75,000 for a town home, to $184,900 for one of the single family units. Here are some of the homes:

Cedar Subdivisions…Ironwood…
The next in our series of Subdivisions to highlight is the Ironwood Subdivision. This is an older subdivision, mostly built in the 1970′s. It is now in what would be almost the center of town. It is located East of the Bicentennial Softball, soccer, and skate parks. It is near the Coal Creek walking trail.
This is a stable subdivision in that home don’t come up for sale all that often in Ironwood. There is currently only 1 home listed for sale in the MLS at $145,000. It is rare to have more than one home for sale at any given time in ironwood.
These homes are not terribly fancy, but they are centrally located and most of them have mature trees.

Cedar City Subdivisions…Indian Hills….
I am returning the the South side of Cedar City for this post. This is highlighting the Indian Hills Subdivision. It is a smaller subdivision in the number of homes, but it is comprised of custom homes. It is near the hillside on the East side of town also.
It is another of the subdivisions that has remained stable, although there are currently two homes listed for sale in the MLS. One of the smaller homes is listed at $197,000 and a larger home is listed at $399,000. This subdivision was built in the mid 1990′s.
The landscaping is fairly mature, it is another of our really quiet neighborhoods.

Cedar City Subdivisions….Black Rock….
This subdivision suprised me a little. I thought that it was newer than it is. Black Rock is a PUD that was built around 1996. I thought that it was built around 2000, but I was mistaken. It is comprised of detached single family homes that are generally 3 bed 2 baths with anywhere from 1200 to 1900 square feet depending on the model.
There are currently 5 homes listed for sale in our MLS ranging in price from $120,000 to 160,000.
This was a build out subdivision, in the final phase there are still a few lots left to build on. It is a very well kept, nice subdivision on the West side of the City, just off of Highway 56.

It is another subdivision that saw a lot of sales to investors initially. It is on the East edge of the Black Rock Subdivision.
There is currently only one of the twin home units listed for sale in our MLS, listed at $110,000.

The Del Sol Subdivision is South of the Cove Ridge Subdivision. It is a smaller subdivision of custom homes. It was built in the early 2000′s. These are really nice homes. It is a very stable subdivision, in fact there are no homes listed for sale currently, and have only had 1 home sell in the past year.
These are typically on slightly larger lots .3 up to .5 of an acre, and most of the homes offer views.

Cedar City Livestock and Heritage Festival
This morning there was a parade in Cedar City. It is celebrating our livestock industry and that impact on our community heritage. It is part of the Livestock and Heritage Festival. There are other activities involved with the festivities, I am only writing about the parade this morning.
We were fortunate, the weather that promised and now is delivering rain, held until the parade was over to begin. In fact, the sun was shining and it was a gorgeous late October morning. Comfortable, without being too chilly. The parade as the name implies, is a homage to days gone by and an industry that is still viable, just not as prevalently as in days gone by.

Cedar Crossing is one of the newer town home subdivisions in Cedar City. It is near the hospital. It is a very nicely done subdivision with beautiful colors and rock work. It was built in the past couple of years, and at least one phase is mostly complete.
There are currently 5 homes listed for sale in our MLS in Cedar Crossing, ranging from $89,900 to $124,900. The lower priced homes are 2 bedroom 2 bathrooms while the others are 3 bedrooms and 2 baths.
They have around 1300 square feet of living space. The nice thing is that the garages are around the back of the buildings, so the front facade have a nice, clean lookl

The Grant Subdivision is another mixed subdivision. There is a mix of detached single family homes with some duplexes. The Grant Subdivision was built in the mid 1990′s. There are quite a lot of investor owners in this particular subdivision.

Bella Monte is a subdivision of town homes. It is a PUD. They are around 1400 square feet, and really are upcsale as town homes go. They were built in 2007, they are 3 bedroom 2 bath town homes. Most have solid surface counter tops.
There are currently 3 homes listed for sale in Bella Monte ranging in price from $84,000 to $119,000. There have been a few short sales and foreclosures in Bella Monte, but overall it is a really nice subdivision. It is located on the Northwest side of town near Interstate 15

Parowan Subdivsions…Maple Springs…
I have written many blogs about the subdivisions in Cedar City, but honestly we work in several cities. Parowan, Enoch, Kanarraville, Paragonah, Brian Head and New Harmony are the ones that we choose to work in. We also work in New Castle, Enterprise and Beryl, although those areas are not our specialty areas, we do work out there.
One of the newer subdivisions in Parowan is Maple Springs. It is on the Southwest side of Town, and is what I would call a move up to a custom home subdivision. There are still several building lots available, they are .3 of an acre. The homes in Maple Springs are just gorgeous, most have basements and a square footage of about 2500 or larger. These are very nice homes, close to the mountains, and not too far from Brian Head.
Currently, there are no homes listed for sale in Maple Springs.

Parowan Subdivisions…Stillwater Estates….
Stillwater Estates is another great, newer subdivision in Parowan. It is West of Maple Springs, on the Southwest side of Parowan. Like Maple Springs it is accessable from 200 South which is what Exit 75 turns into off of Interstate 15.
Stillwater Estates is also a move up subdivision, with custom homes on larger lots, .5 of an acre. It is near the mountains, and consequently Brian Head. This subdivision started in 2005 and has some lots left to build your dream home on.
There is currently one home listed for sale on our MLS for $329,000. There is another home that will be coming on to the MLS shortly, it is an REO or a foreclosure property, so we aren’t sure where it will be priced as of this writing.

Cedar Crossing is one of the newer town home subdivisions in Cedar City. It is near the hospital. It is a very nicely done subdivision with beautiful colors and rock work. It was built in the past couple of years, and at least one phase is mostly complete.
There are currently 5 homes listed for sale in our MLS in Cedar Crossing, ranging from $89,900 to $124,900. The lower priced homes are 2 bedroom 2 bathrooms while the others are 3 bedrooms and 2 baths.
They have around 1300 square feet of living space. The nice thing is that the garages are around the back of the buildings, so the front facade have a nice, clean lookl

Cedar City Subdivisions…Harmony Mountain Ranch…
Although in the county, it is on the Cedar City addressing grid, Harmony Mountain Ranch is West of Kanarraville on the West Mountains. These are Gentleman’s ranches on approximately 20 acres. They are large custom estate styled homes many with very ornate entry gates. There is a large equestrian center in the community. With stalls inside of the covered arena, along with corrals and exercise facilities outdoors.
Included in the indoor facilities is a large club house complete with a kitchen and serving areas for large parties. There is a hefty HOA fee for the maintenance of the equestrian center of $1000 per year per house. The homes are in the trees. The homes are typically 4000 square feet and larger, these are very nice homes. The subdivision began in 2005 and there are still some lots available to design your own estate.
There are currently two homes listed in Harmony Mountain Ranch subdivision, one is a foreclosure listed at $679,800 and the other is listed at $1,200,000. Most of the homes have views from the property. This is an exclusive subdivision for the right kind of buyer. These are very nice homes.

Cedar City Subdivisions…Utah Jones….
East of the Mountain View Subdivision is the Utah Jones Subdivision. It was also built in the late 1940′s after World War II. It is so similar to the Mountain View Subdivision, that if you didn’t know where one starts and the other ends, you wouldn’t which was which.
Utah Jones is East of the Mountain View Subdivision, thus it is closer to Southern Utah University. Many homes are rental homes, in fact, our Iron County Board of Realtors office is in this subdivision.

Enoch Subdivisions…The Fields…
Enoch is another of the cities that we work in. Enoch is just 5 miles North of Cedar City. The fields is a newer subdivision in Enoch. These are larger first time or family style homes. They are typically on .5 of an acre. This subdivision was built around 2005 to 2007.
There are still many lots to choose from here as well. These homes offer great views of the mountains, and are in a very quiet subdivision. They are near the Gateway Prepatory Academy, a charter school here.
There is currently one home for sale in our MLS at $199,900.

Cedar City Subdivisions…Mountain View….
Mountain View is one of Cedar City’s older subdivisions. It is comprised mostly of cottage style homes that were built in the late 1940′s. These have for the most part been well maintained. They are fairly close to the college in the center of town.
Most of these homes are brick, they are the typical cottage home that was found across the United States immediately following World War II. The trees are mature and provide great shade. If these homes had anything other than a carport it was usually detached.
These homes are on smaller lots, usually .18 of an acre.
Currently, there are no homes for sale in the Mountain View Subdivision.

Cedar City Subdivisions….Bramblewood….
Cedar City built several new subdivisions in the 1980′s, one of these is the Bramblewood Subdvision. Located at the Northern end of Cedar City, near Interstate 15. It was built in the mid 1980′s, it is like many of our subdivisions, in that it has duplex styled “twin homes” as well as detached single family homes. These have been popular with first time buyers and the twin homes have also been popular with investors.

The John S Hamilton subdivision is one of the smaller subdivisions in the area. It is sandwiched between Mountain View and the Utah Jones subdivision. It is also near the University. This is a stable subdivision, nothing is currently on the market, and that last one sold over a year ago.

Cedar City Subdivisions…Castle Gate…
Castle gate is another subdivision that was built for the first time home buyer. There are some larger two story homes in the subdivision but even they are built for the first time home buyer. This subdivision is situated between the Bramblewood and the Bella Monte subdivisions.
These homes were built in the mid to late 1990′s. There have been a lot of foreclosures in this subdivision, so there are some outstanding deals to be had still in Castle Gate.
There are currently 6 homes listed for sale in our MLS ranging from $80,000 to $148,000.

Another Worded Wednesday….Moving On….
I have been working on my series of Subdivisions here in Cedar City and the surrounding areas. It is a lot of fun, it is teaching me a lot of good stuff about my own subdivisions in the area that I work. It has taken me from knowing only where a subdivision is to knowing what type of homes are in a particular subdivision and how stable the subdivision is in terms of ownership turn over.
I wanted to take a step back. I am still going through all the photos I took of the Livestock and Heritage Festival Parade and found this one that I am calling Moving On.

Cedar City Subdivisions…Centennial Park…
Centennial Park is another subdivision on the North Side of Cedar City. It is next to the Grant Subdivision and the Ironwood Subdivision. It is a nice subdivision of mostly stucco sided single family detached homes. It was built in the mid 1990′s. They are mostly 3 bedroom 2 bath homes built on .17 of an acre. It isn’t one of the really large subdivisions, but there are several homes in the subdivision.
Centennial Park is located next to the softball and soccer park that shares it’s name. It is also near the skateboard park and the Coal Creek walking trail currently ends in the Centennial Park Subdivision. One of my favorite things about Centennial Park is that the trees are maturing, so there is ample shade.
Currently there is one home listed for sale in our MLS in Centennial Park for $89,900. It is normally a fairly stable subdivision.

Cedar City Subdivisions…F A Thorley….
The F A Thorley Subdivision is one of our larger subdivisions. It was built in several phases and is intersected by Interstate 15. It is just South of Southern Utah University, and does go up on to Leigh Hill West of Interstate 15. I am focussing on the area that is just South of the University. These are great homes, both to buy to live in and to buy as investments and turn them into rentals for students.
The Subdivision is across the street from University Parking areas and the Tennis Courts. These homes were built in the early 1970′s, they typically have lots that range .19 of an acre to .5 of an acre. It is a subdivision with mature trees and is usually pretty quiet.
Currently there are 5 homes listed for sale in the F A Thorley Subdivision ranging in price from $187,000 to $299,900. These homes are around 1600 square feet, usually with at least a partial, if not a full basement.

The Max Lunt Subdivision is also just South of Southern Utah University. It is a street or two East of the F A Thorley Subdivision. It was built in the late 1940′s and early 1950′s. This is also a great subdivision for the investor, as well as for someone wishing to live near the University.
It is a mostly stable subdivision, with only one home listed for sale in the MLS for $249,900. It is a subdivision of mature trees and is also very quiet.

Cedar City Subdivisions….Imlay Subdivision…
The Imlay Subdivision is literally right next to the Max Lunt Subdivision, to the South. It is also very near the Campus of Southern Utah University. It’s homes were built a little later, the one home I found on the MLS was built in 1980. It is also a very quiet subdivision with mature trees.
The Imlay Subdivision is very stable the only sold I could find in our MLS was from 2007. There is currently nothing listed for sale in the Imlay Subdivision.

Cedar City Subdivisions…College Vista…
College Vista is like the name implies near the University. In fact University housing falls inside of this subdivision. College Vista is almost two subdivisions, the one that is a lot of investor owned property, and the other that is owned by homeowners. The latter I am going to treat in a separate blog, called Dewey Avenue. The former, is the subject of this blog.
Like the other subdivisions in the area, The College Vista Subdivision was built in the mid 1950′s. Most of the homes are brick, and many have been turned into student rentals. There is currently 1 home listed in the MLS at $149,900.

Cedar City Subdivsions…College Vista II..Dewey Avenue
Dewey Avenue is a unique neighborhood inside of the College Vista Subdivision, it is one street two blocks long. It is a very stable subdivision. Only one home has sold in the past three years in this subdivision. There are currently no homes listed for sale on Dewey Avenue.
Dewey Avenue is the only street in Cedar City that has permitted parking. So don’t park on Dewey Avenue without having a home owner permit, your car will be towed.
Many of the homeowners have lived on Dewey Avenue for a long time 15 to 20 years, it is a very stable neighborhood. There are a some investor owned homes on Dewey Avenue that are rentals.

Thursday’s Thought…..
It has been a few weeks since I have done a blog with a thought in mind. I came across this thought several days ago. It has been tugging at the back of my mind. That generally means that there is something that I need to look into. Then the more that I thought about this quote, the more I realized that it is something that I need to do a lot more often.
Here is the quote:
“The secret of your future is hidden in your daily routine.”~ Mike Murdock
I do believe that our daily routine needs to be evaluation and refined often. It is too easy to get into a habit of doing “busy work”, without doing productive work!
I am not saying that you have to adopt the all work and no play attitude. What I am saying that you need to evaluate your activities and try to do the most productive things while you are working your business. Then you should be able to find the time to play or what ever!

Cedar City Subdivisions…Valley Circle Subdivision..
Valley Circle Subdivision is another of the subdivisions that were built in the early 1950′s. Cedar City had a minor boom after World War II. The Iron Mines West of town were going full tilt, and America needed the iron to build freeways and the cars to run on them.
At this point in Utah’s History up into the mid 1970′s, Iron County had the highest per capita income in the State of Utah. I wish that were still the case, anyway many new schools were built, as were many homes. The Valley Circle Subdivision was built near the newly constructed South Elementary School (I didn’t think until now to take a photo of the school.)
These homes are more of the “Atomic Ranch” style homes, and these for the most part are very stable subdivisions. There has only been one home sell in the past year in Valley Circle, and nothing is currently listed for sale in our MLS.
One of the things that I have found interesting as I have done my research on these blogs about our subdivisions is that the older, established subdivisions have very little turn over, while the newer ones see a lot of turn over. Just something that I found interesting, nothing Earth shattering.

These homes generally have basements, and they are usually in the 1000 to 1300 square foot size on the main level. There are nice, mature trees and it is very centrally located, this is another of the stable, solid subdivisions in Cedar City

Living in Cedar City…La Casa Don Miguel Restaurant….
La Casa Don Miguel, as you may have guessed is a Mexican Restaurant on Main Street in Cedar City. It is located at 453 South Main Street, phone number (435) 586-6855. It is reasonably priced and offers lunch, dinner, and take out options.
It has a complete menu, with delicious Mexican Food. It is hard to go wrong with Mexican Food! It is located on the East side of Main Street. The food as I mentioned is delicious and is reasonably priced. It is definately worth taking a chance on trying. The times that we have been there, the staff has been friendly and attentive.
Again, this is a great restaurant, well worth trying out!

Living in Cedar City (Area)….Skiing anyone??????
Here in Utah, Thanksgiving Weekend is the kick off for the Ski Season. Brian Head is no different, it already has one run open, is making snow on another run and expecting a storm of estimates of 1 to 2 feet of fresh powder tonight and tomorrow. All of this means that Brian Head is poised to have a great opening weekend, provided the storm clears out enough to get there!
I will be honest, I am not a skier, never have been, but it does look like the skiers and snowboarders were having a good time this afternoon.

Cedar City Subdivisions…Stone Gate Market Update 5/16/2012..
In the Cedar City Real Estate Market we have a few townhome subdivisions. Stone Gate is one of the newer townhome subdivisions that we have here in Cedar City. Unlike most of the others townhomes, many of these townhomes have basements. Like Eagle Point, it is located in the Northern part of Cedar City.
These units were built in the past couple of years, some finished this year. These are large units with just over 2000 square feet. They are located near the Movie Theaters at the North End of Cedar City

Cedar City Subdivisions…Eagle Point Townhomes….
Eagle Point is another tremendous asset in the Cedar City Real Estate Market, this great condo complex is located at the North End of Cedar City. It consists of two story and single story units. The two story units were built in the mid 1990′s and are typically around 1600 square feet. They boast fairly large bedrooms and a single car garage.
The single story units were built in another phase in the early 2000′s. They were initially marketed to retired people who didn’t want to deal with stairs. Life Without Active Rain……
We wrote our first Active Rain post on October 11, 2007. At the time I had no idea what I was getting into. I also had no idea what I really had when we joined Active Rain. It was a lot smaller community then, there weren’t a lot of groups and nowhere near the membership that we have now. I will admit that our blog writing was pretty inconsistent, some months we would post several blogs, other months, not so many.
The point system here at Active Rain gets maligned by some of the members, not me. That point system with the real challenge to become number one in my City, then County and finally in the State kept me focused on writing, it made become more consistent. It challenged me to learn more about Real Estate in general and my local community in specific. This system of points has also pushed me into taking better photographs, not only for our listings, but as photos to add to my blogs.
I can’t even begin to enumerate nor quantify what I have learned from each of you. Even more, I can’t put a value on the social relationships that we have developed as Members of Active Rain. When we joined it was free to join, and at the time I thought that it was foolish not to join in the learning here at Active Rain. This was before there was an Active Rain University page, but I felt that everytime that signed on, I was attending the University of Real Estate. Some of the best Minds in Real Estate have written here, some have chosen to move on, others have chosen to stay. I am grateful to all of you, but I am especially grateful for those who have stayed and continued to share their immense talents and knowledge with us.
Thank you, you have taught me, entertained me, made me laugh and cry. I don’t know about any of you, but I can’t imagine life in Real Estate without Active Rain!

Cedar City Subdivisions…Grant Market Update 5/7/2012
In the Cedar City Real Estate Market, the Grant Subdivision is another one of our mixed subdivisions. There is a mix of detached single family homes with some duplexes. The Grant Subdivision was built in the mid 1990′s. There are quite a lot of investor owners in this particular subdivision.
There is currently one single family detached home listed for sale in the MLS at $95,000.
