The thought I have for my blog is directed to those who are considering whether the time is right to buy a house or to buy investment property.  The quote comes from the "Oracle of Omaha," Warren Buffet. 

"Be afraid when people are greedy, and be greedy when people are afraid."

Now is a great time to buy a house!  Interest rates are low, housing prices are relatively low and people are afraid.  This is the time to act!  Sitting on the fence wondering when or if the housing market is at it's bottom, isn't what Mr. Buffet is saying.  The only way that anyone will really know when the housing market has bottomed out is when prices have begun rising.  When you see that, you will have waited too long.

Warren Buffet has made himself into one of the weathiest men in the world by following his advice.  Can things get worse for Real Estate?  Sure, but they can also get better!  This may be the opportunity to find that great home that you just really loved, but couldn't afford a few years back.  This is the opportunity to get into some great investment properties.  Timing is everything, and if you wait, you may miss the opportunity.

This is a photo of a house in Cedar City.  It is just a house that I have always admired, but there are several similar here that are available.

I have spent the slow time for the past couple of days going through the sales data from our MLS.  I had broken itdown into quarters, but this time I went into each listing area (that we work) by month.  Our MLS only goes back to the end of March 2007, so it wasn't as bad as it sounds.  I will be honest, it is a lot like really advanced Math for me, it has given me a headache, so in a day or two I will begin to sort out the data, make graphs and draw conclusions from what I have noticed and will glean from the data.

This all brings me to a quote that I read, it comes from Zig Ziglar:

"Life is like a cafeteria.  First you pay, and then you eat."

I know that often I forget that in order to get what I want (to eat, or get paid), I need to put forth the effort or pay for it.  I am sure that many others find themselves in a situation like that themselves.  Sometimes the simple reminders help us keep going!

I found this article in the Deseret News, which they picked up from the Orlando Sentinal.  I found it an interesting reading on the trends that they are seeing in kitchen remodels and designs.  I found it interesting that the trend is going away from overhead cabinetry, but I will let you read the article if you choose.  Here is the link:

I just finished pulling statistics for sales in the 2nd quarter here in Iron County.  I was a little suprised at this years numbers and how they compared with 2nd quarter numbers from previous years.

April 1 to June 30, 2010:

Homes Sold:   173  Highest Sold Price: $475K  Lowest Sold Price: $1  Ave. Sold Price: $156,191 DOM: 187

April 1 to June 30, 2009

Homes Sold:   156  Highest Sold Price: $400K  Lowest Sold Price: $1 Ave. Sold Price: $155,446  DOM:  165

April 1 to June 30, 2008

Homes Sold:  162  Highest Sold Price: $850K Lowest Sold Price: $1   Ave. Sold Price: $220,084  DOM:  170

April 1 to June 30, 2007

Homes Sold:  214  Highest Sold Price: $775K Lowest Sold Price: $1K Ave Sold Price:  $203,465 DOM  152

I found the numbers interesting.  I do believe that this years numbers are skewed because of the $8K Tax Incentive to buy prior to the end of April.  I have not finished compiling the other quarters numbers, especially this quarter's.  Those numbers will be telling It is interesting the decline in prices over the years.  I was also surprised to see that in the 4 years that our MLS has the numbers for that 2008 was statistically the highest priced of the 4.  I really thought that I would see more of a decline.  Anyway, it is interesting to see what the market is doing!

If you're going to be in Salt Lake City on August 31st there is going to be a Social Media Conference.  It is not Real Estate specific, but it still should have some good ideas.  I would like to attend, but I most likely will not be able to attend.  We have just gotten too busy to take an entire day off to go to Salt Lake to attend.  Here is the link to the Deseret News article about this conference:

I came across this article also in The Deseret News.  This is an important article to remind everyone that if something seems too good to be true, it most likely is.  It is also intended to help everyone see what sort of scams are happening to people in our immediate area.  It is important to let the authorities know about these scams.  I know often they originate in foreign countries where little or nothing can be done. 

The one thing that can be done is by reporting it, more and more people will know that these are scams and that we need to avoid them.  That will require these "scam artists" to come up with another way to try to separate us from our money!

It is important to stay on our toes, unfortunately the type of people that will do scams like this, are resourceful, and very good at taking advantage of people, especially the vulnerable! 

Another article that is interesting about the beginnings of economic recovery here in Utah.  The full recovery is still a long ways away, and these gains could be erased with another downturn in the economy.  But Good News is just that, Good News.  Most of the jobs are being created in Northern Utah, which doesn't do a lot to help us down here in Southern Utah, but we're hoping for a trickle down effect.  We still have a long way to go to get the job numbers back to where they were before the recession, but as long as we're moving in the right direction, it gives us something to hope for!  Here is the link:

I came across another quote that I wanted to share today.  It goes well with my first Motivational Monday post.  This quote comes from Samuel Johnson, and I really believe that many of us suffer a little from this.  Here is the quote:

"Nothing will ever be attempted if all possible objections must first be overcome."

I believe all too often, we convince ourselves that we should wait, when we what really need to just do it!  Anyway this is just my opinion.  Have a great week!

I don't why I have put off writing my post until the past couple of days, but I have.  It is Friday and as the workweek winds down for a lot of people, I wanted to share a gorgeous photo that Darcy took from the car as we were driving South on Interstate 15 just North of Cedar City.  It is too bad that there are the High Voltage Power lines in the photo, but I still found it beautiful.

I have been reading too much media sources lately, there is still a lot of doom and gloom out there.  The Stock Market has shown some positive signs lately.  Still, in all, there is still a lot of doom in the news.  One of the things that I have found that lifts me up is to search and read quotes from people on success or motivation.  I wanted to share some more of these with you, maybe it will help you as well:
