Architectural Styles: What’s the Difference? Part 4 of 20
So what is a Cape Cod house? The first Cape Cod style house were built by English colonists who came to America in the late 17th century. They modeled their homes after the half-timbered houses of England, but adapted the style to the stormy New England weather. Over the course of a few generations, a modest, one- to one-and-a-half story house with wooden shutters emerged. Reverend Timothy Dwight, a president of Yale University, is credited with recognizing these houses as a class and coining the term “Cape Cod.”
The original Cape Cod homes were shingle-sided, one-story cottages with no dormers. During the mid-20th century, the small, uncomplicated Cape Cod shape became popular in suburban developments. A 20th century Cape Cod is square or rectangular and steeply pitched, gabled roofs. It may have dormers and shutters.

Architectural Styles: What’s the Difference? Part 3 of 20
What’s the difference in an A-Frame from a Bungalow from a Cabin? Read on to learn the difference and you can become a pro in determining what style a house is.
CABIN
A cabin is a rustic-styled home typically constructed of hewn logs which retain curves on the home’s exterior. A cabin’s exterior can also be constructed of milled, flat-sided logs, but the rough exterior with exposed grain remains a distinguishing characteristic. Cabins are similar in style and construction of Rustic homes, but are more modest than the large-scale, grander Rustics. In Georgia, cabins are typically located in mountain areas.

Architectural Styles: What’s the Difference? Part 2 of 20
Do you know the different architectural house styles. For the next few weeks I will share with you the difference. Keep reading in the weeks to come and find out which style is your favorite.
These narrow, rectangular one and one-half story houses originated in California during the 1880’s as a reaction to the elaborate decoration of Victorian homes. The style then moved eastward to the Midwest in the early 20th century, where it remainted popular through the Great Depression. Bungalows have low-pitched gabled or hipped rooms and small covered porches at the entry. The style became so popular and was so economically accessible that you could order a bungalow kit from Sears and Roebuck catalog; entire neighborhoods of these catalog-ordered homes exist to this day, especially in the Midwest. The name “bungalow” had its origins in India, where it indicated a small, thatched home.

Architectural Styles: What’s the Difference? Part 1 of 20
A buyer often has a picture in mind when they start the search for a new home. And while they might not be able to articulate the differences between a European style versus a French Provincial style home, or a Bungalow versus a Craftsman, it’s a time-saver when their agent can pinpoint the style they want.
A-FRAME
An A-frame is a house style with steeply-angled sides that meet at the top in the shape of the letter A. A-frame houses saw a surge in its popularity in the post-World War II era, especially from the mid-1950s through the 1970s. A-frame houses are more common in rural areas than metropolitan ones, and are often situated in lake or mountain setting where their expansive windows highlight impressive views.

4 Reasons to Sell NOW!!!
Selling a property in this mid-winter market can fell like a challenge. However, beyond the obvious advantages of the Extended Home Buyer Tax Credit, there are other reasons that make this a good time for your client to post a For-Sale sign:
- Sell low and buy low. Because all property values are down, the loss of the property a homeowner sells is really only a paper loss because the next property he buys also will be a bargain. If he buys smartly, when prices come back up in a few years, he’ll be in better shape.
- Down Payment help is widely available. While nothing-down loans have disappeared, it is easy to find down-payment assistance for lower-income and first-time home buyers. Prioritize Your Home Repairs
When creating your “honey-do” list, a great way to avoid project overload is to categorize all repairs needed. Prioritize your list with the must-haves, your desired upgrades and a desired completion time-frame.
1. Access the Situation
Check your home top to bottom at least twice a year, including all household systems and appliances.
Look for damaged or broken items, such as: stair treads and railing, loose boards, exposed nails, window and door locks, etc.
Check the household systems: verify all outlets are working, check plumbing for leaks, schedule A/C check up, etc.
Don’t overlook these easy to miss items: window seals, gutters, smoke and carbon monoxide alarms, child-proofing systems, caulking in doorways and bathrooms, attic insulation, etc.
2. Prioritize your List
Make all dangerous / hazardous repairs your top priority, then move to all maintenance items that will save you money in the long-run and finally to upgrades and cosmetic changes.
If you complete the most important items on the list, your home will be properly maintained and run more efficiently year-after-year. When extra money arises, move on to aesthetic updates such as painting, replacing flooring or updating light fixtures.
TIP:
Water Damage – Look for discolored spots on the ceiling, foundation cracks and water stains around entrances, cabinets and windows. These items can start small and blossom quickly into very costly repairs when ignored.
