The tips of the trade for getting YOUR LAKE ARROWHEAD HOME (or any home, in fact) SOLD haven’t changed. There are NO big secrets. There are, however, hard and fast rules to abide by IF you’re serious about getting your home sold and getting it sold in a timely fashion. Here they are:
1. USE a local REALTOR. As YOUR Lake Arrowhead Real Estate Professional, I know this market. I will provide you with the most recent Market Reports (SOLDS) so you’ll know its current value. I know how to market your home to get the most exposure possible. I know how to negotiate when an offer comes in.
2. PRICING your home. This is the MOST important part of listing your home. You do NOT want to chase the market, you want to set it. An overpriced home will sit and sit and sit on the market. All REALTORS you want bringing buyers to your home will KNOW it is overpriced, as will BUYERS. Buyers are very savvy nowadays and 80% use the Internet to begin their home search. They KNOW value and they are NOT going to overpay. Properly priced homes SELL!
3. Preparing Your Property. Outside: When a potential buyer pulls up in front of your home, you want them to want to get out of their car and come in. “Curb appeal” is essential. Cut the grass, plant some flowers, paint if necessary. Inside: Clean, Clean, Clean. De-clutter (we don’t want buyers overwhelmed by YOUR stuff. We want them to imagine THEIR stuff in your home. Paint if necessary and, if possible, have it “staged” by a professional.
4. Put on YOUR Buyer’s Shoes: This is not as easy task, since you’re so emotionally attached, but TRY to step back and look at your home as if you were an interested buyer. Would you WANT to purchase it?
