Our Listings of REO or Bank Owned Properties For Sale are selling quickly in Northwest Indiana.

Recently we had a listing which was under contract in only 14 days on the market, and closed 27 days later.

However – there was much time, energy and effort by us behind the scenes working collaboratively with the REO specialist at the bank which took months PRIOR to this happening!

Jeff & Grace Safrin List and Sell REO Bank Owned Properties in Northwest Indiana This included:

Doing Broker Price Opinion’s in both an “as-is” condition AND another BPO with repair estimates included.

This required meeting multiple licensed contractors at the property in order to provide detailed written quotes on any Repairs or Mold remediation.

Submitting these to the REO Manager (on Bank Forms) and awaiting the file to be returned from committee for decision on what work will actually be doneand the decision on listing price, takes persistent follow up skills.

Detailed Photos (before and after) and invoicingmust be kept & shared with the bank contact.

Also, the REO department has specific Bank Contracts and Addendum’s that differ from our State or Local Board Real Estate agreements and these must be reviewed carefully.

Sometimes, customary fee’s like Title Insurance, are NOT customary , but negotiable!

Financing REO Properties is another topic in and of itself these days :)

Mortgage departments familiar with this ever growing trend of Real Estate sales are sharing their specific requirements for internal financing of REO properties which may or may not differ from their Local lending branches for conventional home sales.

Flu Prevention Tips…..Don’t Rub Your Eyes….

Ok, so this post is not really Real Estate Related unless you take into consideration that Your Health effects Your Business!

I Do believe your Health is Your WEALTH – if you disagree …try living with NO HEALTH …I’d bet you’d trade money to get it back:)

So here’s ONE Health tip/suggestion for you & your families this FLU season Inspired by a phone call from a worried daughter today at college as they are reporting multiple cases of the flu ( no H1N1/swine confirmed yet..)

Our intact skin is the greatest BARRIER against infection….covering almost our entire body.. well almost ….. our EYES can be a Vulnerable area that receives bacteria & viruses from our fingertips…..especially if we rub them with our hands which really can pick up alot of germs! (Thats why Handwashing is the #1 way to prevent the spread of germs.).

Although there are many things that impact our susceptibility to illness, common sense dictates the possibility of transfer of germs from hand to eye contact since……

Our eyes are very vascular (filled with blood vessels) and only have a thin layer covering them (conjunctiva) so they are perfect entry points to absorb bacteria & viruses into the body!

With the COLD and FLU season approaching, or lack of SLEEP…the first thing you may have a habit or tendency of doing when tired is…..

Rubbing your eyes….my nieces & nephews do it all the time and I always tell them

PLEASE DON”T RUB YOUR EYES HONEY… I Don’t want you to Get sick…….

( and go into an explanation of the above to my relatives as well :)

Here are other Tips to Prevent the Spread of Infection- most of you already know many of these

but the one about rubbing those eyes- the entry point for those germs to get in ….is the one I mention to loved ones & friends (young and not so young :) time & time again- because it’s easy to forget and do this when your tired:)

An ounce of prevention……is worth more than a pound of cure….LOL
