We’ve been blessed to have served many wonderful people in NW Indiana over the past decade and are grateful for the repeat business and referrals from past clients as well.

Typically, we take a vacation around the winter season in NW Indiana because activity on listing and selling real estate USED TO slow down somewhat.

It’s been several years now since we have taken and sold listings of homes for sale that are

” Subject to Lenders Approval of a Short Sale” .

The process of getting these to close successfully has been, for the most part, becoming easier.

Perhaps it is from lessons learned along the way & doing the footwork and homework upfront before even agreeing to accept the listing and put a ’short sale’ home on the market.

Lately, however, articles in major publications i.e ‘Fewer Short Sales Come Up Short’, point out that the part of the short sale process we do not control – the loss mitigation departments of lenders - are being more cooperative and responsive about getting short sales done.

In Indiana this year, a new law…HB1359 has helped bring answers to short sale offers within a 30 day time frame.

Since we’ve noticed this change in NW Indiana short sales….we are even accepting short sale referrals in our market area now from other Real Estate Brokers as a result. Just last week we closed on a short sale that was a referral from another REALTOR.

The lender complied with the new state law and the home closed 29 days after the offer was accepted by the lender! (59 days total from day of written offer).

Total Market Time on this Home = From For Sale Sign Up to signing the closing documents = 81 days in all. This is a relatively short market time for any home in NW Indiana, let alone a short sale property (where 3rd party negotiations, communications and many requirements above and beyond the usual and customary offer to purchase can lengthen the process of getting the deal closed

With cooperative sellers, saleable property and reasonable lenders, short sales in NW Indiana are closing easier & quicker than in years past

On 8/27/09 we attended our local Board of REALTORS ( GNIAR )annual meeting at the Avalon Manor Banquet Hall located @ US 30 in Merrillville, IN.

The statistics reported that day about the drop-out rate of REALTOR members in the last year (High of 2600 agents at one point in NW Indiana to current 2100+ and projected decrease to 1800 agents by 2010 )…

reminded me of this BLOG I wrote last year …..

and how servicing the friends, family & clients of those who were once active collegues in our profession is very important!

While writing out Happy Anniversary greetings the other day for past CLOSINGS, I came across a Multiple Listing Data Sheet in which we were the LISTING AGENTS and the BUYER was a REALTOR !

I remember the transaction well. She was relatively new in the field, and Jeff was kind & patient enough to explain tax pro-ration ( Indiana Pays Property Taxes in Arrears ) and many other First Time HOME Buyer Questions that she had….remembering….we were all NEW once

I did an MLS Search and found she is no longer an active REALTOR.

This question came to mind……

WHO WILL SERVICE THE FUTURE REAL ESTATE NEEDS OF THOSE PROFESSIONALS in The Real Estate Industry who are Leaving the Profession?

WE WILL !

So, I wrote the Happy Anniversary Card with a personalized note, and plan to contact a few others that we know, to stay in touch, in an attempt to ADOPT Future Business! From a group of former competitors and peers, who all have family and friends and NEW co-workers, comes a source for the generation of new found Referrals!
