Over the years, Jeff & I have been blessed to come to know many fine officers on the Valparaiso, Indiana Police Department in helping them buy or sell homes in town. Below is an announcement about an opportunity for citizens to learn just how much they do in the service of protecting our community. We are thankful for each and every one of them and occasionally, when I hear some of the calls dispatched on our scanner at home I sometimes say a silent prayer of protection:) They are local hero’s!

Citizens Police Academy Information

Applications Being Accepted for the Citizens Police Academy

The Valparaiso Police Department is searching for community members that would like to learn more about the police department. The department’s annual Citizens Police Academy is currently accepting applications.

The Citizens Police Academy is designed for community members to meet officers, learn what officers do on a daily basis and become involved in their community. Topics featured in the academy include; investigations, Indiana law, daily traffic laws and enforcement, crash investigations and patrol division duties including many specialties within the patrol unit such as, K-9 presentations, bicycle team, taser usage and firearms scenarios.

The academy class will meet on every Tuesday, beginning on April 13th and will meet for 10 weeks. Classes start at 6:30pm each day. Applications for the academy are available at the Valparaiso Police Department located at 355 S Washington St or online at www.valparaisopolice.org. Applications must be returned to the department by Wednesday March 31st.

What a Game on New Years Eve – Valparaiso University Crusaders Win in Final Seconds 55-54

over University of Wisconsin-Milwaukee Panthers !

Ok, so the scoreboard photo is blurry (hey, this game was a nail-biter but it shows that with 3.8 seconds, Valparaiso University Crusaders trailed by 1 &  Milwaukee Panthers coach took a time out to set up a play to inbound the ball which is stolen away (intercepted) by Valpo Senior Brandon McPherson who takes it to the basket himself for the W !

Our Listings of REO or Bank Owned Properties For Sale are selling quickly in Northwest Indiana.

Recently we had a listing which was under contract in only 14 days on the market, and closed 27 days later.

However – there was much time, energy and effort by us behind the scenes working collaboratively with the REO specialist at the bank which took months PRIOR to this happening!

This included:

Doing Broker Price Opinion’s in both an “as-is” condition AND another BPO with repair estimates included.

This required meeting multiple licensed contractors at the property in order to provide detailed written quotes on any Repairs or Mold remediation.

Submitting these to the REO Manager (on Bank Forms) and awaiting the file to be returned from committee for decision on what work will actually be doneand the decision on listing price, takes persistent follow up skills.

Detailed Photos (before and after) and invoicingmust be kept & shared with the bank contact.

Also, the REO department has specific Bank Contracts and Addendum’s that differ from our State or Local Board Real Estate agreements and these must be reviewed carefully.

Sometimes, customary fee’s like Title Insurance, are NOT customary , but negotiable!

Financing REO Properties is another topic in and of itself these days

Mortgage departments familiar with this ever growing trend of Real Estate sales are sharing their specific requirements for internal financing of REO properties which may or may not differ from their Local lending branches for conventional home sales.

All in all, in our opinion here are the keys to a quick REO sale ->

• Competitive Market Price- a Real Estate Broker experienced in BPO’s can help set this!
• Decent Property Condition – a home in which health or safety concerns have been addressed & corrected sells quicker!
• Mass Marketing efforts / Internet sydication of the listing from day one of going on the market- multiple showings and competition among qualified buyers yields better offers (a Certified Residential Specialist can help with this
• Excellent communication,attention to details, and meticulous follow through by the Listing Agent (s) of Record are needed in this current market to get deals to the closing table!
